There really are not enough words to describe what an amazing experience selling our house with Amy at the helm was for us. Months before our go live date she came and advised us on ways to prepare our beloved home to sell. When the time came, she professionally staged, photographed and publicized our home to help others see the best that it could be. Amy was amazing at communication, patient in explaining every nuance of contracts and documents. I always felt that she was on top of each step and eager to make the transitions as smooth as possible. She continually assisted in time sensitive projects with a smile on her face and encouraging words. I loved that she was super respectful of the fact that it was our home and ultimately our decisions to make throughout the process. She gave great advice and I valued her expertise as well as her humility. I've experienced realtors in the past that bulldozed their way over my thoughts and feelings and I was so thrilled to work with Amy who was such a breath of fresh air. Amy is simply the best. She was expertly knowledgeable about all aspects of selling the house, from staging the house to holding an open house to handling the paperwork necessary to complete the sale. She responded immediately to any questions or requests I had. Selling a house is by definition stressful. But Amy's upbeat personality and always being there made the process as stress-free as one could hope for. And, Amy is one of the nicest people you could ever hope to meet. Amy Toumbs is absolutely terrific! She helped us purchase our forever home (which was in escrow to a different buyer) by constantly staying in touch with the sellers agent and keeping us updated. When the property fell out of escrow we immediately stepped in and purchased the property. Amy also  sold our existing home within two weeks of going on the market. The home sold for $10k over the asking price and there were no less than six offers. I believe that success was due to her working with us ensuring the property was in excellent condition prior to putting it on the market. She helped us save money by utilizing her vast local contacts for inspections, clean-up and staging the property. Also, she personally helped me clean up the yard. During one of the two open houses there was a report of a gas odor in the garage, Amy contacted PG&E and waited past 7:00 PM for a representative come to the property to locate a loose fitting and repair it that evening. Amy is so honest, her ethics are beyond question. Lastly, Amy Toumbs has continued to stay in contactwith us and I now consider her my friend too. I give her my highest recommendation and will always consider her "my" agent!!

Amy Toumbs - agent at Coldwell Banker - Solano Pacific.  Before Amy represented us, we had an agent who we had success with before, but this time around he was not interested in writing a serious listing, have a Brokers Tour, nor hold even 1 Open House!  Our situation was that we were amiably separating, and I found a great apartment just shortly after putting the house on the market and I had to act fast so I wouldn't lose it, and my wife was just starting escrow on a new house for her and my daughter.  We had no interested buyers for 3 weeks from anyone on our 3110 sq ft four bdrm/3 full bath/ Ofc/ 3 car garage with a 630 sq ft solarium in the hills of Benicia.  We had a gourmet kitchen with a 6x7 ft one piece granite island, with granite counters and backsplash and recessed lighting, 32 cu ft fridge, double oven, gas stove top with 1000 sq ft Brazilian 1/4 inch Cherrywood flooring.  And not one call from anyone after almost 3 weeks.  We started to panic, we couldn't afford to move out with no offers and both of us living elsewhere AND still pay the mortgage on the large house. My wife and I decided to make a change in agents.  We selected Amy Toumbs on a Monday, she could legally represent us on a Tuesday.  On Wednesday and Thursday she added a few staging touches to what we already completed (which were enhancements), scheduled a different photographer, re-wrote our listing so that it was factual, visually descriptive, and inviting.  Four days later on Friday we were on the Brokers Tour. That same Sunday Amy held an Open House and.... we received an inquiry on Monday. On Tuesday we received a viable buyer offer.  So in a span of 7 days of Amy representing us, we had a solid buyer offer!  Amy is such a happy, friendly, positive, extremely energetic, knowledgeable and enthusiastic person that she ran circles around us and swept us off our feet and carried us to the promised land!  A viable buyer offer that resulted in our home being sold 25 days later!  I also want to emphasize that Amy Toumbs is a sincere, honest individual who worked harder than any of the previous 4 Real Estate Agents that I've experienced. She followed through on any commitment she made and was on time or completed her task often before a deadline. I have known Amy Toumbs for many years and when it came time to list our houses there was no question that we would choose Amy.  Amy was with us through every step of the process.  Amy was there to recommend a pre-sale inspection to insure that nothing came up at closing to frighten a prospectus purchaser.  After the inspection she was there to find the correct professionals to address the minor issues that came up during the inspection.  Amy was there to recommend a staging company and to help with the process.  Amy was there to help in the staging process and was even doing minor touch up painting.  When we decided to put in some new light fixtures who bought them and had them installed that would be Amy.
Amy conducted the open houses and provided valuable feedback during the process.  Once a purchaser was found they presented the offer and we accepted.  Amy did the little touches like placing a home warranty on the house once we listed the property.  This gave the prospective purchases and us a sense of security that we appreciated.  I had requested a chance to review the documents before closing and Amy made sure I had them well before closing. 
After closing Amy asked if we would do a walk through with the new owners so they could see how everything worked.  I thought this was a nice touch. 
Based on these qualities I highly recommend Amy Toumbs whether you’re selling or buying  she makes the process easy.
